Floor area ratio is very commonly known as floor space index (FSI) also in India. In laymen language it is indicator that shows how many numbers of floor can be build in certain area, it is the ratio of the total floor area of buildings to the size of the land of that location.
Municipal corporation or urban development centra set the norms for FSI and builders/constructor has to follow them strictly. so anyone can not construct building which is very tall and does not provide enough space for surrounding buildings.
In nutshell FSI restricts that taller buildings should have better space at ground so it does not impact surroundings.
As a formula: Floor Area Ratio = (Total covered area on all floors of all buildings on a certain plot)/(Area of the plot).
Let’s take an example, if FSI is 3 for any city, and plot area is 3000 sq. meter,In this case builder can construct
- 5 floor of 1800 sq meter (60% of 3000) covered area in each floor = 5*1800 = 9,000 /3 = 3,000
- 10 floor of 900 sq meter (30% of 3000) covered area in each floor = 10*900 = 9,000/3 = 3,000
- 20 floor of 450 sq meter (15 % of 3000) covered area in each floor = 20*450 = 9,000/3 = 3,000
Normally FSI varies according to city and area, In vadodara it is between 2 -3 .

The FSI or FAR in India and FSR or Plot ratio as referred in other countries varies a lot from different zones in the same city to the usage as Hotel,commercial or Residential.Most Indian cities have FSI between 1.0 to 4.0.Metro like Mumbai have allowed FSI of 1.33 where additional 0.67 is been purchased as TDR.However something like Parking FSI introduced by the local authorities in Mumbai made developers achieve up to a FSI of 9.0 by building huge parking spaces along with amenities.Mumbai provides a FSI of 5.0 for 5 star Hotels & 4.0 for 4 star Hotels in South Mumbai.Cities like Bangalore allow specific FSI of 4.0 for IT buildings.
However most cities allow FSI based on the road width at the front of the Plot with wider roads allowing higher FSI.In Bangalore one can achieve 3.25 FSI with the widest road and 1.75 with the narrowest road.Though with more and more cities now introduced TDR (Transferable Development Rights) which can purchased from the market and added in the FSI to achieve a maximum allowed built up on a given plot.
For example a Plot in Bangalore with 2.50 FSI allowed, can have an additional 1.50 TDR achieving it a total of 4.0 FAR however the plot should be able to consume the FAR without violating the set back and height restrictions for the zone.
So its important to understand the height restrictions,set back norms,max ground coverage and zoning restrictions to figure out the correct FSI or FAR for a given plot.
