Vadodara new hotel to launched by Royal Orchid

Royal Orchid Hotels Limited (ROHLTD) is now looking to open its second property Vadodara. It has already presence in Ahmedabad, Mumbia, Goa, Mysore, Jaipur and banglore. Choice of Vadodara is seems obvious because of high presence of NRI gujarati and proximity with Ahmedabad.

Royal Orchid has four star hotel in Ahmedabad but according to sources vadodara hotel will be budget hotel. Though there is no official news for that.

It is expected to be 80 room hotel and will be launched by September this year. This will influnce builders in vadodara also to think in same direction and it may boast real estate market in vadodara.

Definition Of Carpet Area , Built Up Area , Super Built Up Area

It is very important to understand real estate jargon before you do any investment in real estate. I am starting few blog series in order to make you familiar about these words.

In today’s blog I will take definition of different kind of area, Most of time we assume what this mean but it’s really easy to get confused around this.

Carpet Area – The actual area you can use. The area on which ‘you can put a carpet’ in entire house, it includes everything bedroom, kitchen, hall, bathrooms, balcony. It is fairly easy to calculate carpet area for any rectangle room, just measure width and length and multiply them, Let’s take an example, if your master bedroom is of 15 * 13 ,carpet area of this room will be 195 square feet. if it’s not rectangle , divide them in different rectangular part and calculate carpet are of separate section and add them altogether. Builtup Area - This is the area of the apartment that includes the area covered by the walls so it is net area of a flat, including space covered by the wall . Sometimes balcony is considered in Built Up area not in carpet area. As a general rule built up area is around 8% to 10% more than carpet area.

Super built up Area – Super built up Area is most commonly known as Salable area,  Most of time builder deals on this area, so don’t assume that you will get same space within your house which is described by your builder. So it consist built up area + markup for common spaces like lifts and stairs etc. Super built up area is a unique money making concept by builders in apartment complexes.

Covered Area – In general,  Covered area is the actual area under the roof. It is not so widely used.

Builders in vadodara going for noble cause in Swarnim Gujarat celebrations

Baroda Land and Building Developers Association (BLBDA) has organised a 10-day health camp from 5th May to 15th May. The health check-ups will be coordinated by all the builders across Vadodara. Builders have been asked to send all of labours working for their construction unit to this health check-up.

This entire event has been organized as part of Swarnim Gujarat celebrations. It seems huge success as on the first day around 250 workers turned up for check-up.

If you are builder and still not aware about this, please show your loyalty towards your worker and send them for health checkup, After all “health is wealth”.

Realty expo in USA for NRI

The Times of India is organizing the first ever realty expo in USA titled ‘Your Gateway to India 2010′ to enable (Non Resident Indian) NRI Indians to invest in India’s booming $1.2 trillion economy.

India’s top developers will showcase premium projects to NRI. The Realty Expo will be held in Santa Clara on May 1-2, 2010 and on May 8-9 in Edison, New Jersey – two major hubs for Non Resident Indians (NRIs) in USA.
